If you’re considering buying a home in Antigua, one of the biggest decisions is where to live; inside a gated community or outside in an independent home. Each option has its own set of costs, conveniences, and considerations.
Having worked in real estate here for years, I’ve helped clients weigh the real costs and benefits of both. Here’s a breakdown:
Life in a Gated Community (e.g., Jolly Harbour)
Monthly Community Fee: ~$525 USD
24/7 Security & Beach Patrol
Backup generator & water system
Well-maintained roads
Sewage system (no septic tank hassle!)
Daily garbage collection
Community amenities—fitness center, golf course, pool
On-site management for any issues
Cons? Higher electricity costs, and you’re paying a set fee regardless of how much of the infrastructure you personally use.
Living Outside a Gated Community
Typical Monthly Costs:
Gardener: $80/month
Generator fuel: ~$25/month (power cuts happen often)
Water & Septic: No mains sewage—septic tank pump-out every 2 years ($200)
Security: One-time setup ($2,000–$4,000) + $50–$100/month for monitoring
Garbage collection: Weekly (free)
Utilities: APUA power is less reliable—water often shuts off (most homes have cisterns)
Which Option is Best?
From a pure cost perspective, living outside a community is cheaper on a month-to-month basis. But when you factor in resale value, rental income, and convenience, the benefits of a gated community outweigh the extra cost for many homeowners.
Resale Value: Homes in gated communities tend to appreciate more consistently.
Rental Demand: Tourists and short-term renters often prefer the amenities & security of a gated community, leading to higher rental returns.
Infrastructure: Community roads are well maintained—outside, you may end up with dirt tracks that the government has no immediate plans to improve.
Power & Water Reliability: If you don’t have a generator, power cuts can mean no AC during the hottest months (not ideal for you or rental guests!).
Approximate Fees in Selected Gated Communities in Antigua
Sugar Ridge $385/month (detached homes) 24/7 security, backup water supply, roads and lighting, access to gym
Nonsuch Bay (2-bed) From $986/month 24/7 security, communal pools, garbage collection, building insurance included
Pearns Point From $800/month (half-acre lot) 24/7 security, communal garden maintenance
Final Thought: If your priority is lower cost and more independence, living outside a gated community may work best. But if you value security, amenities, hassle-free property management, and better long-term investment potential, a gated community is often the smarter choice.
